Wyndham Hotels & Resorts has taken a decisive step beyond traditional hotel rooms by unveiling Homes & Havens, a vacation-rental marketplace that integrates directly with the Wyndham Rewards loyalty program. With roughly 129 million members enrolled globally, the company aims to give its audience a broader menu of leisure options, ranging from beachfront villas to mountain cabins. The new portal is live today and already lists close to 800 professionally managed properties across the United States, the Caribbean, Mexico and Europe.
Travel analysts have noted a sustained surge in demand for vacation rentals, especially among families and groups that need more space than a typical hotel can provide. Recent research from Phocuswright indicates that about 30 % of U.S. leisure travelers chose a short-term rental for their most recent trip, a trend that Wyndham hopes to capture by weaving rental options into its already robust points ecosystem.
What Homes & Havens brings to Wyndham Rewards
The platform expands the definition of a “stay” for loyalty members. Every qualifying booking generates five points per U.S. dollar spent, and the nights counted also contribute toward the member’s progression to higher status tiers. Redemption works similarly to the hotel side of the program: members can spend as few as 15,000 points per bedroom per night, with higher tiers at 30,000 and 45,000 points. A lower-priced tier of 5,000 points is slated to appear as the inventory widens. To claim a reward, members must contact Wyndham Rewards Member Services at least 60 days before arrival; the points cover the base rate, while taxes, cleaning fees and other mandatory charges are billed separately.
Geographic coverage and property types
Homes & Havens starts with a diverse collection that includes private villas in St. Barts, ski-ready chalets in the Rocky Mountains, coastal retreats in the Florida Keys, and Mediterranean homes overlooking the sea. Many listings feature family-friendly amenities such as private pools, expansive outdoor decks, and multiple bedrooms. The catalogue is not limited to traditional houses; Wyndham has signaled plans to introduce cabins, yurts and tiny homes in the coming months, further broadening the appeal for adventure-seeking guests.
Key destinations at launch
Among the inaugural locations, the platform highlights the following hotspots: the Caribbean islands (particularly the Turks and Caicos), the sun-drenched coast of Mexico’s Riviera Maya, the historic villages of Umbria in Italy, and several resort towns along the U.S. East Coast, including the Carolinas. Each property is vetted by independent managers and hospitality specialists to ensure a consistent, high-quality experience for loyalty members.
Earning and redeeming points – the fine print
Points are credited automatically when a reservation is confirmed through the Homes & Havens portal. The earnings rate—five points per dollar—mirrors the rate applied to hotel stays, making it easy for members to compare value across accommodation types. Redemption thresholds are calculated on a per-bedroom basis, allowing guests to tailor their spend according to group size. While most homes are eligible for point redemption, a small subset may be excluded due to local regulations or ownership agreements. All redemptions require advance notice, and the process is handled by a dedicated reservation specialist for high-value or unique properties.
Partnerships and future growth
The inventory is built on collaborations with independent property-management firms such as Brightwild, Simpson Travel, StayTerra and Thousand Trails. These alliances give Wyndham access to a curated selection of homes that meet its standards for service, safety and guest satisfaction. Over the next several months, the company expects to add several hundred additional listings, gradually expanding the redemption tier structure and introducing the promised low-cost 5,000-point option. By weaving vacation rentals into its loyalty fabric, Wyndham positions itself to compete directly with other hospitality giants that are also courting the short-term rental market.
